Project Overview

Concept:
This project introduces New Zealand’s first “Campervan Hotel”—a hybrid of hotel-standard accommodation and the freedom of caravan living—set on a prime coastal site in Oamaru, South Island. The goal is to meet the growing demand for immersive, experience-led travel while creating a business model that is easily replicable across New Zealand.

Site Details:

  • Area: 5,500 m²

  • Location: Absolute beachfront with uninterrupted Pacific Ocean views

  • Land use: Zoned for tourism and accommodation, with legal development rights

  • Access: 5 minutes from Oamaru town centre, excellent road connectivity, surrounded by tourist attractions

Accommodation & Facilities:

  • 50 high-spec caravans (20x 2-berth, 20x 4-berth, 10x 6-berth)

    • Fully fitted with ensuite bathroom, kitchenette, air conditioning/heating, WiFi, and storage

    • All interiors meet star-rated hotel standards

    • Managed and maintained under a unified operational system

  • Shared amenities:

    • Communal kitchen and dining space

    • Oceanfront BBQ area for social gatherings

    • Scenic viewing deck for sunrise and ocean photography

    • Reception with café, tourist information desk, and self-check-in system

    • Public showers, restrooms, and laundry facilities

Unique Value Proposition:
Unlike a caravan park, the Campervan Hotel offers hotel-quality private rooms in caravans stationed permanently on-site, combining the charm of camping with the comfort and consistency of a hotel stay. This model bridges the gap between traditional hotels and campgrounds, offering a unique and scalable hospitality product.
